The Roelckstraße housing project demonstrates the potential of modular construction on a constrained inner-city site in Berlin. A consistent modular approach responds to the limited space of the courtyard while allowing for flexible apartment layouts and different building configurations based on Goldbeck’s modular building system. The street-facing building completes the perimeter block and provides access to the site through a ground-floor passage. A central staircase and lift serve the building, while four additional buildings are arranged within the courtyard. Grouped in pairs, they are connected by open staircases and access balconies, creating an efficient circulation system and a sense of openness within the dense urban setting. The structural frame is composed entirely of prefabricated concrete elements, including prefabricated balconies. The high degree of prefabrication reduces construction time and ensures consistent construction quality. At the same time, the modular system supports the project’s energy-efficiency goals: all buildings meet the German Effizienzhaus 40 (EH 40) standard.
